Complex development projects require depth and experience in entitlement and infrastructure improvement. Our firm has successfully entitled numerous projects that have complemented many communities and won praise from city officials, land owners, investors and builder partners. These stakeholders are our best references.
South Coast has the ability to solve multiple land planning issues, complicated political requirements and to navigate sensitive environmentally challenges, while building consensus amongst all parties involved in the process. Initially this begins with our own in-house capabilities, which include the use of computer aided drafting and cost estimating software, after which we utilize the most respected consultants to analyze all development projects.
Urban development projects are often more challenging than suburban communities and green-field developments due to existing constraints, adjoining uses or impacts from burdened infrastructure. Our development program and team are exceptionally adept at identifying these challenges and creatively solving the burdens in order to move the project through the entitlement process and toward construction.
Local agencies are our partners in the entitlement and planning process. South Coast is not the prototypical developer in this regard; we understand the value of positive relationships with Staff, Appointed and Elected leaders. We seek the guidance and participation of our Public Partners as we understand the importance of the input they provide.
An important consideration in developing new infill projects is the impact on and input from existing residents. Our goal is to gain public support for the project by involving area residents and community leaders in the planning process. This is accomplished through community outreach and public participation workshops, which both serve to introduce our development team and project while receiving community recommendations.
